Grumpy’s Restaurant, a popular, award-winning diner in Orange Park is expanding to open its third eatery in Northeast Florida next year.

Grumpy’s Restaurant, an award-winning breakfast, brunch and lunch diner based in Orange Park plans to open it’s third Northeast Florida eatery next year.

Owner Daniel DeLeon said the Jacksonville area staple plans to open the new restaurant in May 2020 at Branan Field Walk, 1805 Blanding Boulevard, Suite 207, in Middleburg.

“We feel that Middleburg residents will resonate with our passion and love for bringing family and friends together over great diner food,” said DeLeon, who’s also chief executive officer. “We have established a great Grumpy’s community at our original Orange Park location and we are excited to cultivate the same family atmosphere at our new restaurant.”

The Middleburg restaurant is 2700 square feet and will employ approximately 35 people, DeLeon said.

Meanwhile, construction is ongoing at the second Grumpy’s being built in The Fountains at St. Johns center at Interstate 95 and County Road 210 West in northwest St. Johns County. That restaurant is expected to open in mid2020.

Like the original restaurant, 834 Kingsley Ave, the two new Grumpy’s will be classic Americana diner specializing in freshly made, from scratch comfort food.

Family-first traditional diner continues franchising plans with its third location in NE Florida

December 12, 2019 // Franchising.com // JACKSONVILLE, Fla. - Grumpy’s Restaurant, an award-winning full-service Americana breakfast diner, has just signed the lease for their third location. The Jacksonville staple will open their newest restaurant in Middleburg, Florida, following the announcement of their second location set to open in St. John’s. Plans call for the Middleburg location to open in May 2020 at Branan Field Walk, 1805 Blanding Boulevard, Suite 207.

“We feel that Middleburg residents will resonate with our passion and love for bringing family and friends together over great diner food,” said CEO & President Daniel DeLeon. “We have established a great Grumpy’s community at our original Orange Park location and we are excited to cultivate the same family atmosphere at our new restaurant.”

While the new location is set to be corporately owned, DeLeon is open to the Middleburg location being acquired by the right franchisee. After a successful career as a multi-unit franchisee for various restaurant concepts and large franchisor representative, DeLeon has launched Grumpy’s as an exciting franchise opportunity. They are looking for local franchisees that have the same passion and grit as “Grumpy.”

The Middleburg restaurant is 2700 square feet and will employ approximately 35 people. While two additional locations in the Northeast Florida market are confirmed, DeLeon is confident that the area can be home to at least seven successful Grumpy’s locations.

The no-nonsense restaurant is committed to serving its community, especially local veterans, and Grumpy’s prides itself on the staff’s sweet southern hospitality while serving a hungry person’s portion at a working-class price. Jacksonville.com and the Florida Times-Union awarded Grumpy’s with the titles “Best Restaurant Overall” and “Best Kept Secret,” among others.

“We have gotten a lot of requests for expansion in the area, and it’s amazing to see that we have made an impact on people across Northeast Florida,” said DeLeon. “Our local expansion is only the beginning for Grumpy’s, and we can’t wait to continue to serve new communities.”

Founded in 2001, the original Grumpy’s was a dream of a U.S. Navy cook, known as “Chef Grumpy: The Bad Mood Dude.” After retiring, the original “Grumpy” decided to take a leap of faith and continue to serve his community in a different facet.

Menu items are fresh, made to order and always made from scratch. Grumpy’s offers an array of daily and weekly chalk board specials which include a variety of sandwiches, homemade soups, salads, signature coffee, fresh squeezed juices, homemade hot chocolate and desserts.

Including a franchise fee of $34,900, the initial investment necessary to open a single location ranges between $370,850 and $660,900. Each Grumpy’s Restaurant location will occupy approximately 2,700 square feet of real estate and will have approximately 106 seats.

Meet “The Grumpy’s Queens!” Mrs. Margie (mother), Jackie (daughter) and Stephanie (granddaughter). They proudly represent three generations and all love working together at Grumpy’s Restaurant.

Mrs. Margie has been a staple at Grumpy’s Restaurant since its move to Kingsley Avenue back in 2000. As a longtime resident of Orange Park, FL some have even titled her as, “The Unofficial Mayor of Orange Park!” Every weekend you can find Mrs. Margie’s amazing smile greeting guests as they arrive, giving countless hugs and chatting with old and new guests alike. If you ask why she has been working at Grumpy’s for so long, she will tell you, “Grumpy’s is my family, I love my coworkers like my own children and family, but most of all, I enjoy seeing all the familiar faces of our customers every weekend.”

Although, Grumpy’s has evolved over the years, some things have not changed, such as Mrs. Margie’s hard work and dedication. Why hasn’t she retired, you may ask? “This is the best Grumpy’s Restaurant has been since I’ve been involved. I want to be part of the best Grumpy’s yet!” Mrs. Margie said.

This Not So Grumpy’s Family Legacy continues on with Jackie, Mrs. Margie’s daughter. She has been working for Grumpy’s since 2001, a year longer than her mother. They both love working together and they have known some of Grumpy’s regular customers since their previous employment in Orange Park, dating back to 1996. Grumpy’s patrons have seen Jackie grow, not only with the company, but from a young adult to a mother and grandmother, herself.

“Why would I work anywhere else?”, said Stephanie, Jackie’s daughter who currently closes out this, Not So Grumpy Family Legacy. During high school, she became part of the Grumpy’s family, first starting as a hostess and then serving tables. As time flew by, Stephanie graduated high school and then college. She then went on to become a teacher here in Clay County, all while serving tables at Grumpy’s on the weekends and off time from teaching.
