Grumpy’s Restaurant plans to open in August at 200 Third St. in Neptune Beach at the former Kamiya 86 location.

Michael and Tracy Yarbrough will operate the franchise. A news release said Michael Yarbrough is a disabled combat veteran who served in the U.S. Army and Florida Army National Guard. Tracy Yarbrough has years of front-of-the-house restaurant experience.

“My husband and I were born and raised in Clay County and live in Green Cove Springs and we both graduated from Middleburg High School. We chose to help continue Grumpy’s expansion because it is a staple within our community known for its great food and customer service,” Tracy Yarbrough said in the release.

Grumpy’s Restaurant was founded by President and CEO Daniel DeLeon in 1999. 

DeLeon, a former Navy cook, opened the first Grumpy’s in Orange Park. There now are three Grumpy’s Restaurant locations in Orange Park, Middleburg and St. Johns. A fourth is set to open in Yulee this year, according to its website.

An after-hours fire at the Middleburg location caused heavy damage in January. There are plans to rebuild and re-open.

The chain has won several regional awards for its from-scratch breakfast and Southern fare. The restaurants specialize in breakfast and lunch. Its hours are 5:30 a.m. to 2 p.m. daily.

The Neptune Beach store is 4,000 square feet. It is expected to employ 50. 

The Grumpy’s Restaurant franchise model calls for an investment of $414,200 to $998,000 including the $40,000 franchise fee, according to the release.

“We’ve received a lot of requests for expansion in the area, and it’s amazing to see that we have made an impact on people across Northeast Florida,” DeLeon said.

With one restaurant under construction and expected to open this spring at Yulee’s Crossings at Wildlight, popular Northeast Florida chain Grumpy’s Restaurant is making plans to bring its breakfast, lunch and brunch diner concept to Neptune Beach. 

There, the restaurant – owned and operated by Clay County natives Michael and Tracy Yarbrough – will take over the spot recently vacated by Kamiya 86 at 200 3rd St., near Al’s Pizza. 

The restaurant will be the fifth for Grumpy’s, which currently has three restaurants: the flagship diner at 834 Kingsley Ave. in Orange Park; 1805 Blanding Blvd. in Middleburg; and 155 Fountain Way in northern St. Johns County. Grumpy’s Middleburg restaurant is temporarily closed while work is underway to restore it following a devastating fire in January. 

Founded in 1999, Grumpy’s is known for its fresh, made-from-scratch breakfast and lunch fare, including biscuits and gravy, omelets, pancakes, waffles, shrimp and grits, burgers, sandwiches, meatloaf and more. The restaurant’s recent growth comes after Daniel and Morgan DeLeon bought and revived the original Orange Park restaurant.

Grumpy’s Restaurant is a traditional Americana, full-service restaurant offering breakfast, lunch and brunch.

NEPTUNE BEACH, Fla.

A First Coast restaurant known for its decadent, dessert-style waffles and traditional, hearty diner fare is opening a new location in Neptune Beach.

Grumpy’s Restaurant, an award-winning full-service Americana breakfast, is slated to open in August at 200 3rd Street, in the space formerly occupied by Kamiya 86.

The Neptune Beach location will be owned by local husband-and-wife duo Michael and Tracy Yarbrough. 

Prior to opening their first Grumpy’s location, Tracy worked in numerous capacities in the restaurant industry. 

Michael, who served in Operation Enduring Freedom, Operation Iraqi Freedom and Operation New Dawn, has 21 years of blended military and civilian experience. 

The Neptune Beach restaurant is 4,000 square feet and will employ approximately 50 people. 

“We’ve received a lot of requests for expansion in the area, and it’s amazing to see that we have made an impact on people across Northeast Florida,” said Grumpy’s President & CEO Daniel DeLeon.

Grumpy’s Restaurant expands business while rebuilding location destroyed in fire

JACKSONVILLE, Fla – Construction could start as soon as next week on the Grumpy’s Restaurant destroyed in a fire.

The fire happened at the Blanding Boulevard location in Middleburg one month ago. Crews believe it started in the kitchen.

Grumpy’s Restaurant CEO Daniel DeLeon says the plan is to rebuild and open the doors again to customers by this May.

That is not the only site the company has in the works. It is also in the process of opening two new spots this summer.

Giorgio Portobanco enjoys every meal at Grumpy’s Restaurant.

“You feel like right at home when you’re eating here,” said Portobanco, who has been a loyal customer the last five years. “Everybody is really kind no matter who brings out the food.”

DeLeon runs the popular franchise with his wife, Morgan, and brother, Efrain.

There is one in Orange Park (834 Kingsley Ave.), Middleburg (1805 Blanding Blvd.), and St. Johns County (155 Fountain Way).

Two new spots are expected to open this summer. One is planned in Neptune Beach (200 Third St.) and at Crossings at Wildlight in Yulee. The site of the Neptune Beach location is going to be in the same building/replacing where the Kamiya 86 Sushi and Asian Fusion Bar was.

“It just shows how far Grumpy’s has come and the direction that they’re going in,” said Portobanco.

“We want to be that place or people can go and have a conversation,” DeLeon said. “[Customers] can get back to the old school traditional Americana Route 66 kind of diner.”

DeLeon and his staff are also still trying to rebound from a devastating fire at the Middleburg restaurant in January.

“We are in good spirits there,” DeLeon said. “The community has backed us like you would not believe.”

The community raised thousands of dollars so the staff can still get paid until that location reopens.

DeLeon said there is more than $700,000 worth of damage, but they are already rebuilding.

“We did it a year ago,” he said. “We have to do it again.”

DeLeon wants Grumpy’s Restaurant to be known as more than just a place to eat.

“Get to know your clientele,” he said. “You get to know the people in the community on a first name basis.”

DeLeon hopes to open the Neptune Beach site in June and the one in Yulee by August.

 On Wednesday evening our Middleburg location experienced a fire causing significant damage to the restaurant. We are blessed that our Grumpy’s Team Members, Guests and First Responders are all safe and unharmed.

We are deeply grateful to the Clay County Fire Department who responded fast, contained the fire and quickly put out the fire. We are very thankful to Clay County Sheriff’s Office and all the First Responders for their brave service.

Our Middleburg location will be temporarily closed as we assess damage and make necessary repairs and renovations.

“Grumpy's looking for the right franchise partners” Featured On Jacksonville Business Journal.

With the success of several new locations, Grumpy’s Restaurant is actively seeking new franchise partners in Northeast Florida.

But CEO Daniel DeLeon said he isn't looking to grow so quickly that the brand will lose touch with the things customers like best about the restaurant, like freshly made dishes and an expansive menu.

Grumpy's has its original location in Orange Park and has expanded to Middleburg and St. Johns, and a fourth diner is in development in Wildlight in Nassau County. There's also an agreement for a restaurant in World Golf Village.

The diner, which serves breakfast, lunch and brunch, is looking to expand to markets like Mandarin, Julington Creek, San Marco, Riverside, the Beaches and St. Augustine.

Including a franchise fee of $40,000, the initial investment necessary to open a single location ranges between $414,200 and $998,000. Each Grumpy’s Restaurant location will occupy approximately 2,800 square feet of real estate and will have approximately 110 seats.

DeLeon talked to the Business Journal about franchising and the restaurant business in general. This Q&A has been edited for length and clarity.

What does it take to make a great restaurant?

A place that can deliver on high-quality food, service and high-quality environment at the same time — consistently.

For us to be really successful in this business is to be really good at operations.

We're committed to traditional Americana-style diner food.

Most restaurants have come out of this (pandemic) with a lot smaller menus and a lot less prepped items in house. We're committed to making everything in house, everything the old school way.

We don't want to cheapen the product. We don't want to cheapen the experience in any way.

What are you looking for in franchisees?

We’re looking for people who are very strong in operations. We want to uphold that high standard all the time, and we're looking for people who are willing to commit to that.

We're not in the business of just gifting franchises to people. We really are strategic in the partners we have and think that's going to really benefit us long term. We could have had double the stores by now, but we wanted to be really strategic on the franchisee and the site to make sure it's perfect for us.

How many new franchisees are you planning to add?

We have two franchises that are slated to open next year. Those are both 100% done deals.

And then we're anticipating two to four a year. We feel really comfortable with that goal.

How does this region look to someone in the restaurant business and how do you pick locations?

You always want to be in a growing environment (like Northeast Florida).

Our business model is actually to go to neighborhood sites as opposed to downtown corridors or Main Street America.

We actually like to be in the working class neighborhoods. That's our customer. That's what we love. We feel we fit perfect there.

It's the perfect opportunity all over Northeast Florida and the state of Florida for those communities with that rapid growth, especially the rapid growth of planned communities. We feel we can do really well in a lot of those communities.

We all know about the labor shortage. How has Grumpy's dealt with that?

Our hiring woes have been much smaller than a lot of our friends in the industry. Because pre-pandemic and during the pandemic we actually did not let anyone go.

When they reopened dining rooms, we hit the ground running.

Also, we paid a competitive wage pre- and post-pandemic. Our staff was pretty much at that (the $15-per-hour level) — about $14.60 as back of the house employee already pre-pandemic. So we're over that now.

We have a performance-based pay structure, so we pay very competitively. We've always been kind of the leaders in that pay because we really want to keep great talent. And then we always have a lot of room for advancement.

Also, quality of life. We close at 2 p.m. everyday, which is huge. A lot of staff has transitioned from dinner restaurants.
